Glitz Windows & Doors supplies, installs, repairs and replaces uPVC flush sash windows across South London and Surrey. You get the look of traditional timber without the painting, rot or upkeep. Whether you’re updating a period home or fixing a tired set of windows, get in touch today for a free, no-pressure quote.
A uPVC flush sash window is a window where the opening sash sits level with the outer frame when it’s closed, so there’s no lip or overlap on the outside. It copies the flat, neat profile of traditional timber windows, but it’s made from low-maintenance uPVC with modern double glazing.
You’ll also see them called flush casement windows. It’s the same product under a different name. Before uPVC came along, most British windows were made this way, and it’s the reason so many people say a standard plastic window “just looks wrong” on an older house. Flush sash windows fix that problem. They give period properties a more authentic look, and you still get the warmth, security and easy maintenance of modern glazing.
We look after the whole job, from the first measure-up to long after the windows are in. Here’s what that covers.
Flush windows are less forgiving than standard ones. The sash and frame are made to tighter tolerances, so a poor survey or a sloppy fit shows up straight away, with uneven gaps, sticking sashes and draughts.
As your installer, we measure every opening properly, check the condition of the surrounding brickwork and reveals, and fit the windows square and level. We make sure they close cleanly and lock smoothly before we leave, and we tidy up after ourselves. It’s simple, careful work, and it makes a big difference to how the windows look and perform for years.
If your current windows are draughty, misted, rotting or just past their best, replacement is often the best way forward. We regularly swap old timber windows and tired standard uPVC for flush sash windows that suit the age and style of the house.
We’ll talk through the options with you, including glazing, colours, handles and Georgian bars, so the new windows look like they belong. If you’re not sure whether you need full replacement, we’ll tell you honestly. Sometimes a repair is all it takes.
Not every problem means a new window. Worn hinges, snapped handles, failed locks, tired seals and misted double glazed units can usually be repaired or swapped without replacing the whole frame. That’s often far cheaper.
We look at the actual fault, explain it in plain English, and give you a fair price for fixing it. If the frame itself is damaged or the windows have reached the end of their life, we’ll say so, and you can decide what to do from there.
Timber windows look wonderful, but they need regular sanding, repainting and repairs to stay that way. uPVC flush sash windows give you the same clean lines without the maintenance. They won't rot, warp or need repainting, and a wipe with a damp cloth keeps them looking good.
Woodgrain foils give you a convincing timber finish, and some systems use special corner welding to make the joints almost invisible. When the window's open, you'll see uPVC on the inside edge, but closed, they're a very close match to timber from the street.
A well-made flush sash window with good double glazing helps keep heat in and draughts out. That means a warmer home in winter, less pressure on your heating, and fewer cold spots by the window. Some systems also offer triple glazing if you want to push performance further.
The tight, multi-chamber frames and modern seals also help to cut down outside noise. That's a real benefit if you live near a busy road, a railway line or a flight path, which describes a lot of South London. Ask us about acoustic glass if noise is your main concern.
Modern flush sash windows come with multi-point locking, which secures the sash at several points around the frame rather than just one. That makes them much harder to force than old timber windows with a single catch.
Depending on the system, you can also add laminated glass, key-locking handles and restrictors. If security accreditation matters to you, such as Secured by Design, ask us and we'll confirm exactly what your chosen system offers before you order. We'd rather give you the right answer than a vague one.
Because flush sash windows replicate historic timber joinery, councils are often more open to them than standard uPVC. But there's no guarantee. Conservation areas, Article 4 directions and listed buildings all have their own rules, and some councils will insist on timber.
Before you commit, check with your local planning department. If your home is listed, you'll almost certainly need listed building consent. We're happy to talk through what's likely to be accepted and help you put together a sensible proposal.
Flush sash windows usually cost a bit more than standard uPVC casement windows, because they’re made to tighter tolerances and often have more detailed finishes. As a very rough guide, expect somewhere between £500 and £1,200 per window fitted, depending on the size and spec. A whole-house job, say eight to ten windows, commonly lands in the thousands.
What moves the price most:
Because every window is made to measure, the only way to get a real price is a proper survey. We’ll give you a clear, itemised quote with no vague extras, so you can see exactly what you’re paying for.
From your first enquiry to the final check, we keep everything simple and straightforward.
Call us or send a message with a few details and, if possible, photos of your windows.
We visit, take accurate measurements and talk through styles, colours and glazing options.
You receive a clear, written quote with no pressure to decide on the day.
Once you're happy, your windows are made to measure to the agreed specification.
Our fitters remove the old windows, install the new ones and leave a neat finish.
We check every window works properly and clear up before we leave.
Flush sash windows suit more homes than you might think. They’re a natural fit for Victorian and Edwardian terraces, where replacing worn-out timber with a look-alike keeps the character of the street intact. They work well on 1930s semis, where the original windows were often timber casements with a flat profile.
They also suit modern homes and new builds that want a cleaner, more traditional look, as well as period conversions, cottages and flats. Whether you’re in a terrace in Clapham, a semi in Sutton or a family house near Guildford, we’ll help you pick a style that suits the building. If you’re unsure whether flush sash is the right choice for your home, we’ll tell you straight.
Anyone can quote for windows. What matters is who turns up, how carefully they work and whether they'll be honest with you.
If a repair will do, we'll say so. We won't push you towards a bigger job than you need.
You don't need to chase different companies for different problems.
Flush windows need precision, and we take that seriously.
We know the local housing, from Victorian terraces to 1930s semis, and the planning quirks that come with them.
You'll know what you're paying before any work starts.

I had several quotes from the large national companies and local companies. From the outset Adeel from Glitz made me feel comfortable, no pressure selling like some of the others, no over quoting or recommending extra equipment that wasn't needed, just a fair and honest assessment. Once I received the quote Adeel was very attentive, giving us his time to make some final design choices which was really helpful as we were new to this. Throughout the process Adeel kept us informed and made us feel comfortable. The work was carried out well and the installers were great. He is a very good communicator, he listened to our requests carefully and gave us good suggestions on how to design the windows for a great looking result. The new windows are exactly how we wanted them to be and very good quality as well. The job was executed quickly but with attention to details. We had an issue with one of the window's handle but Adeel took charge of replacing it fast. We will definitely contact Adeel again gor future works.
Unlike standard uPVC casement windows, flush sash windows have no external overlap, because the sash fits flush into the outer frame like a timber window
Cover woodgrain foils, the lack of visible diagonal welds on some systems, and the fact that you may see the uPVC profile on the inside when the window is open.
Most standard window replacements take a single day. A full house can take a few days. We’ll agree the timeline with you before we start.
They usually cost slightly more because the sash and frame are made to tighter tolerances. Follow with a real price range from your own quotes.
Because they replicate historic timber windows, more councils are open to approving them. Add that approval isn’t guaranteed and depends on your local council, and that listed buildings usually need consent.
Give your real lead time. Flush windows are made to measure, so people want a realistic timescale, and competitors publish theirs.
