If your sash windows stick in summer, rattle in winter and need repainting every few years, you’re not alone. It’s the most common complaint we hear from homeowners in Croydon, Sutton and across Surrey.
A well-made uPVC sliding sash window keeps the slim, symmetrical look of the original and fixes those problems. Glitz Windows supplies and installs replacement uPVC sliding sash windows and repairs existing ones. We’ve been doing it from our base in Coulsdon for more than 25 years.
Walk down almost any older street in Croydon, Sutton, Epsom or Caterham and you’ll see them. Victorian terraces, Edwardian semis and Georgian-style townhouses were built around the sliding sash, and the proportions of the whole frontage depend on it.
Swap in the wrong window and the house looks wrong, however good the glazing. That’s why period property windows in South London need more thought than a standard casement swap. A sliding sash keeps the vertical emphasis, the slim frame and the classic two-over-two or six-over-six pattern, and it lets you ventilate from the top and bottom of the room at once.
Replacement makes sense when the frames have started to fail. Signs to watch for include sashes that are painted shut or won’t stay open, rotten cills, condensation between the panes and draughts you can feel with the window closed.
Every window we fit is made to measure for your opening, so the new sashes sit properly and run smoothly. Our replacement uPVC sliding sash windows come with double glazing as standard and are designed to cut heat loss without changing the character of your home.
A good installation matters as much as the window itself. A perfectly made sash that's badly fitted will still leak and stick. Here is how we do it:
We visit, measure each opening, check the condition of the surrounding structure and talk through styles, finishes and layout with no pressure.
Itemised, so you can see what you're paying for.
Your windows are built to your exact dimensions.
We remove the old windows, fit the new frames, seal and insulate them, and protect your home while we work.
We test every sash, adjust the hardware and show you how it all works.
We register the work with FENSA, give you the certificate and back the installation with a 10-year guarantee.
The FENSA certificate matters more than people realise. Your solicitor will ask for it when you sell.
Replacing everything isn't always necessary. Many sash problems can be fixed, and we'd rather tell you that than sell you a new window you don't need. We can often deal with:
worn balances that make a sash drop
sashes that stick or won't close properly
loose or broken handles and locks
perished seals
misted sealed units, where we fit new glass into your existing frame
If the frames are cracked, warped or beyond sensible repair, we'll say so and talk through replacement. A repair that only buys you a year isn't good value. Book a repair visit and we'll tell you which category you're in.
Book a Repair VisitThis is where homeowners most often get caught out, so we'll be plain about it.
Several boroughs across South London and Surrey have conservation areas, and some are covered by an Article 4 Direction. Where that applies, you may need planning permission to change your windows, even like-for-like. Rules vary by council and sometimes by street, so check with your local planning authority before ordering.
Listed building windows in Surrey and South London need Listed Building Consent, and councils generally expect timber joinery. If your home is listed, uPVC is unlikely to be approved, and we'll tell you so at the survey rather than let you waste money.
For most period homes that aren't listed and aren't under an Article 4 Direction, replacing existing windows with well-chosen uPVC sashes is straightforward and covered by FENSA registration.
Not sure which category you're in? Ask us at the survey, and check with your council to be certain.
Sash windows cost more than standard casements because the mechanism is more complex. As a guide, a fitted uPVC sliding sash typically falls between about £600 and £1,200 per window, depending on size, finish and glazing, while timber is usually noticeably higher.
The final figure depends on:
Beware of very low headline prices. They often leave out fitting, cills or making good. After your free survey, you’ll receive an itemised written quote showing what’s included.

I had several quotes from the large national companies and local companies. From the outset Adeel from Glitz made me feel comfortable, no pressure selling like some of the others, no over quoting or recommending extra equipment that wasn't needed, just a fair and honest assessment. Once I received the quote Adeel was very attentive, giving us his time to make some final design choices which was really helpful as we were new to this. Throughout the process Adeel kept us informed and made us feel comfortable. The work was carried out well and the installers were great. He is a very good communicator, he listened to our requests carefully and gave us good suggestions on how to design the windows for a great looking result. The new windows are exactly how we wanted them to be and very good quality as well. The job was executed quickly but with attention to details. We had an issue with one of the window's handle but Adeel took charge of replacing it fast. We will definitely contact Adeel again gor future works.
Timber looks traditional but needs regular painting and maintenance, and it costs more. uPVC sash windows are cheaper, don’t rot and need only occasional cleaning, and good ones with slim frames and woodgrain finishes suit most period homes in South London and Surrey.
With normal care, a quality uPVC sash typically lasts 20 to 25 years or more. Sealed units and balances can wear sooner, and we can usually repair these without replacing the whole window.
For most period homes outside conservation areas, yes. In a conservation area you may need planning permission if an Article 4 Direction applies, and a listed building needs Listed Building Consent, where uPVC is unlikely to be approved. We’ll tell you plainly which applies at your survey.
Replacement uPVC sliding sash windows typically cost about £600 to £1,200 per window fitted. Repairs usually cost far less, so we always check whether your existing frames can be saved before recommending replacement.
Yes. Sealed double glazing and multi-chambered frames cut heat loss and draughts, and our A-rated windows can lower your energy bills. They also reduce road noise, which helps on busy roads in Croydon and Sutton.
Often they can be repaired. Worn balances, sticking sashes, faulty locks and misted units are usually fixable, and we’ll say so if the frame is too far gone. Our upvc sliding sash window repairs are honest: if a repair won’t last, we’ll tell you.
